Some of metro Phoenix's favorite food and drink destinations are about to get a whole lot closer for Tempe residents.
Sweet Republic, Monroe's Hot Chicken and a handful of other popular restaurants and cafes are moving into The Watermark at Tempe Town Lake.
The Watermark, a newly constructed mixed-use office complex, hotel, apartment building and retail park has seven food and beverage businesses as of now, with more opening soon.
The complex is located on the north side of the lake, south of Loop 202 and west of Scottsdale Road.
Sweet Republic Artisan Ice Cream will start serving cones and cups as early as Sept. 30 and Monroe's Hot Chicken, Phoenix's first Nashville hot chicken restaurant, won’t be far behind, with a planned opening date in the second or third week of October.
Here are all of the new food and beverage businesses moving into The Watermark in Tempe so far.
Sweet Republic will open soon in Tempe
Valley dessert pros Jan Wichayanuparp and Helen Yung run Sweet Republic, an award-winning artisan ice cream business with locations in Scottsdale and Phoenix. The duo's newest store is set to open soon in The Watermark.
"We get customers from all over the Valley and we want to meet them where they are," Wichayanuparp says of how she and Yung picked the new spot.
The location in Tempe will be close enough to the Scottsdale store so the owners can travel back and forth but not so close it will compete, Wichayanuparp says.
It will also differ slightly from the other stores as it will have no seating inside. This is partially due to health guidelines surrounding the coronavirus pandemic, Wichayanuparp says, but also to inspire people to sit outside among the string lights and by the lake.
"There's a lovely outdoor area with palm trees and benches to sit," Wichayanuparp says. “And the palm trees are definitely six feet apart.”

Fans of Sweet Republic will find familiar favorites in the ice cream case and Wichayanuparp aims to always offer at least 20 flavors, she says. Along with old favorites, she plans to collaborate with local businesses to create new "Born in Tempe" flavors as well.
First on the list for collaboration is The Shop Beer Co., a brewery located on the other side of the lake. Sweet Republic will offer ice cream inspired by the brewery's Coffee Brown Ale and Church Music IPA.
Sweet Republic’s new location at The Watermark is expected to open in either late September or early October. Wichayanuparp’s goal opening date is Wednesday, Sept. 30.
Monroe's Hot Chicken will bring the heat
Another Phoenix food favorite, Monroe’s Hot Chicken, is also moving into The Watermark in Tempe.
Started by Larry “LoLo” White of LoLo’s Chicken and Waffles, Monroe’s in Tempe will be a second location of the chicken restaurant. The first, which was also Phoenix’s first Nashville hot chicken joint, opened in 2019.
The menu includes a fried chicken sandwich, a Belgian waffle hot chicken sandwich with syrup and powdered sugar, a chicken tender box with fries, and a green salad that can be topped with hot chicken.
The real decision making comes in deciding what level of heat you can handle. Customers can order their hot chicken in varying levels of spiciness from “Southern,” which has no heat, to “What Da Cluck?,” which is described as “call the fire department!” and requires customers to sign a waiver.
If the heat is too much to handle, try a side of Monroe’s cornbread mac and cheese or order a milkshake.
The team at Monroe’s hopes to open the new Tempe location in the second or third week of October, a spokesperson for Monroe's confirmed.

Other new restaurants coming to Tempe
Three food and beverage businesses have already opened at The Watermark in Tempe:
- Qwench Juice Bar
- Drnk Coffee & Tea
- Crumbl Cookies
Tucson-based Obon, a sushi bar and ramen restaurant with three other locations around the state, is set to open its fourth restaurant at The Watermark. And Dog Haus, a restaurant that started in Pasadena, California, which now has locations in 18 states around the nation, is set to join the restaurant roster at The Watermark as well.
Not all of the retail space at The Watermark Tempe is filled yet, explained Brent Mallonee, senior director of the real estate firm Cushman & Wakefield, in an email.
The Watermark is "actively seeking" restaurants that serve Mexican food, pizza or Italian food and brunch, Mallonee wrote.
